OVERVIEW
City Hub is a masterplanned mixed-use development strategically oriented to optimize views of the Burj Al Arab while integrating urban functionality with coastal accessibility. The site layout prioritizes pedestrian connectivity, anchored by a linear boulevard that links the city core directly to the waterfront, enhancing circulation and supporting high footfall between residential, retail, and leisure zones.
The project program includes:
High-rise towers: Designed as a combination of residential, commercial, and office spaces, the towers incorporate structural optimization for high wind loads, floor plate efficiency, and integrated MEP systems.
Retail podium / shopping mall: A multi-level structure designed for flexible tenant fit-outs, with attention to vertical transportation efficiency, service logistics, and HVAC zoning for energy optimization.
Circulation & transport integration: Vehicular drop-offs, underground parking, and traffic flow strategies coordinated with city planning authorities to minimize congestion while supporting multimodal access.
The architectural strategy emphasizes view corridors, daylight penetration, and facade modulation to respond to solar exposure while maintaining visual connectivity to the iconic Burj Al Arab. Sustainability considerations include energy-efficient glazing, high-performance building envelopes, and opportunities for district cooling integration.
City Hub is conceived as a developer-ready framework, balancing investment potential, phased construction feasibility, and long-term operational efficiency, while creating a landmark urban experience along Dubai’s coastline.
